Our own developments and project partnerships
Our development plans include our own investments and joint projects with partners.
The assessment in detail
For each concept, we examine actual user demand, the economic conditions for delivery and subsequent operation. We also consider grant funding as a possible part of the financing.
Our own investments and joint developments
We seek opportunities where the property's characteristics could meet the needs of future users.

We assess the alterations required, how the property could be operated and the conditions under which the development could be financed. After detailed assessment, we make a separate investment decision on our own involvement or involvement with partners.
- Preparing existing properties for new uses.
- Assessing an operating model and development brief suited to the property.
- Collaboration with owners, operators and professional partners.
Grant funding within the financing structure
In our own or partnership projects, we treat grant funding as a potential source of finance.

Once the development need has been clarified, we assess the conditions of the relevant funding call and the applicant’s eligibility. We account separately for the required own contribution, expenditure to be funded before the grant is paid and subsequent obligations. The financing plan also shows how the project would be affected if the grant were delayed or not received.
What we assess before proceeding
Our own initiatives also require clarity on the need the development addresses, what is required to deliver it and how operations can be sustained.

We assess the site’s characteristics and any potential grant support in that context. We decide to invest only after weighing the known risks and financial conditions.
- User needs, target group and operating requirements.
- The legal basis for using the property, the regulatory framework and technical suitability.
- Expected expenditure, funding requirements over time and a downside scenario.
- Each party’s contribution, responsibilities and decision authority.

It does not announce a specific development, an awarded grant or an investment offer. For every project, we clarify the advisory appointment and any investment interest of our own in advance.
Tell us about your development concept.
The initial discussion establishes how far the proposal has progressed, what is needed to move forward and what form of collaboration may be possible. This provides the basis for defining the next assessment and the parties’ potential roles.
