Our professional background

Enidea was founded by Regő Lánszki, who holds a degree in architecture and is a property specialist. He personally leads assignments and coordinates the specialists involved in each task.

Architectural thinking, economically sound decisions

We approach a property’s potential through the qualities of its setting and the living and working conditions that can be created within the building.

The proportions of spaces, light, materials and the relationship with the surroundings matter alongside the potential for future repair or adaptation. We consider what is worth retaining and which interventions can align architectural value, everyday use and commercial objectives. We assess the options together with the total outlay, time required and the conditions for adapting to the local climate.

We organise the work around a clear question from the investor.

We check the underlying data, define the specialist investigations required and coordinate the contributors. We assess legal, structural, building-services, environmental and financial findings alongside their implications for the development options. The deliverable explains why we recommend a particular direction, what supports it and which conditions remain to be met. For each next step, we define the task, the person responsible and the investor approval required.

What you can expect from our work

A clear role on the owner’s sideThe engagement specifies whom we represent, the tasks we undertake and the limits of our authority.

We define the deliverables, consultation arrangements and commitments requiring prior investor approval. We address the advisory assignment and any investment participation of our own in separate agreements, with prior disclosure of interests and potential conflicts of interest.

Reasoning you can followOur recommendation is derived from traceable data and calculations that can be followed.

We define areas, cost scope, price levels and timing consistently across the options. We distinguish architectural value and functional benefit from demonstrable market impact, and label uncertain data as assumptions. We also show which changes would reverse the ranking or justify revising the brief, renegotiating or abandoning the transaction.

Coordination around the taskWe select specialist input to suit the property, the task and the authorisations required at the location concerned.

We work with shared base data, review points and deliverable requirements. The implications of a technical finding are reflected in the area calculations, costs, approvals and timetable. Enidea brings together the relationships between the findings and their relevance to the investor’s decision. The professionals who sign specialist opinions are responsible for them; Enidea is responsible for the professional performance of the tasks defined in its own appointment.

Discuss the preparation of your project.

At our first meeting, we clarify the investor’s objective, the stage of preparation and the next decision. Based on the available documents, deadline and outstanding issues, we propose the scope of the assessment, the deliverables and the specialists to involve.
