Before an acquisition
Before committing, you want to establish how the property can be used, how much further expenditure it requires and whether the investment fits your budget.
How we can help →Enidea · Project development
We prepare property developments in Hungary and Romania. We assess potential uses and their business requirements, turn the investor’s concept into a design brief, and coordinate the work of those involved in delivery.

Before committing, you want to establish how the property can be used, how much further expenditure it requires and whether the investment fits your budget.
How we can help →
You want to turn your chosen use into a clear design brief, aligned with the budget and delivery programme.
How we can help →
You want to understand where the development has stalled, which decisions you need to make, or which property should receive capital first.
How we can help →We assess potential uses against the property’s planning and technical constraints and market demand. For the options worth considering, we estimate total expenditure and identify what still needs to be substantiated before a decision.
Preliminary assessment →What you receiveA written comparison and a reasoned recommendation on whether to proceed, and under what conditions.
We define what the completed property must provide, the areas envisaged and the available budget. These form the basis of the designers’ brief, the preparation timetable and the criteria for assessing the designs.
Development brief →What you receiveA development brief ready for approval, against which proposals for design services and subsequent designs can be assessed.
We coordinate the participants’ work within the authority set out in our contract. We track costs and deadlines and present proposed changes to the investor together with their implications.
Owner representation →What you receiveRegular reports on the progress of the development and the matters requiring the owner’s decision.
Three illustrative samples show how an assessment leads to a decision recommendation, then to a design brief and an investor report.

We also plan to initiate our own developments and projects with partners; where a suitable funding call is available for a particular development, we consider applying for support.
We make a separate decision on starting each project, based on the property's suitability and a substantiated business and financing plan. We set out the terms of collaboration and the partners' responsibilities in writing in advance.

We welcome the opportunity to discuss ideas with owners, project sponsors, operators and professional partners seeking to collaborate.
Development approach and partnerships →Inside our sample report
The illustrative sample report compares three use options for an existing building. We show how the professional recommendation depends on expenditure, timescales and the conditions that still need to be verified.
Illustrative example, not a completed client project.
The expertise behind the work
The work is personally led by Regő Lánszki, Enidea’s founder. We bring together architectural and property expertise, involving the specialists required for the assignment.
We turn the assessment findings into a recommendation for your decision: we show the conditions under which each concept could be implemented and what still needs to be checked before proceeding.
