Owner representation
Acting on the investor’s instructions, we coordinate the project participants’ work and prepare the information needed for owner decisions.
The assessment in detail
We measure progress against the approved brief, budget and programme. When a change is proposed, we explain its implications for the technical scope, expected outlay, contractual commitments and handover date.
Tasks, coordination and decisions
We maintain a shared register of tasks, missing information and required approvals.

Every item has a responsible party and a deadline. In coordination meetings, we clarify task dependencies and differences between the proposals of individual disciplines. With the relevant designers and experts, we put quotations and change requests on a comparable basis; they are presented to the investor together with the cost and time implications identified.
- Coordinating participants’ tasks and consultations.
- Tracking progress, delays and dependencies between tasks.
- Tracking cost changes and expected payments.
- Maintaining a record of proposed changes and owner approvals.
Reporting for the next decisions
In the report, we assess progress and the forecast total cost to completion against the approved baseline.
Read the details
We show contractual commitments, the value of certified work and payments separately. For open issues, we provide a recommendation, the decision deadline and the expected consequences of deferral. We update the records with approved changes. Our authority to act is defined in the engagement. Construction technical supervision and other tasks requiring professional authorisation are carried out by the appropriately authorised specialists appointed for those tasks.
How we approach the assignment
The appointment and decision-making authorityWe review the contracts, designs, budget and timetable.
With the client, we agree where we can act independently, which matters require the owner’s decision and how often we report. The agreed working arrangements also identify the specialist tasks and those responsible for them.
Decision proposals prepared for approvalThe owner can see in one place what has been completed, what remains outstanding and where departures from the approved plan are expected.
We present changes together with comparable options and their expected implications. We clearly identify the matters that still require an opinion from a designer, construction supervisor or other specialist.
Let’s discuss owner representation.
At our first meeting, we review the project’s current stage, who is working on it and which decisions await the owner. On this basis, we define the coordination tasks, the content of reports and the authority granted under the appointment.
