Property assessment before purchase

Before acquisition, we assess whether the property, its intended use and the total outlay are aligned with your investment objective.

The assessment in detail

We identify what affects the viable purchase price and which questions need to be resolved before you commit.

What we establish before purchase

We first identify the conditions without which the purchase would not achieve its purpose.

Read the details

We compare the seller’s statements with the available documents and specify the evidence still required. Particular attention is given to whether the intended use is permitted, ownership and use restrictions, utilities and the building’s suitability for adaptation. For each finding, we assess how it could change the total cost, delivery time or expected income.

  • Is the intended use permitted and technically feasible?
  • What outlay and time might the necessary refurbishment, conversion or utility upgrades require?
  • Does demand support the planned sale or operation?
  • Which documents, expert opinions or consultations are still needed for the decision?

What does the acquisition recommendation include?

The report provides a reasoned recommendation on whether the purchase can be supported, the conditions under which negotiations should continue or why the transaction should be declined.

It presents the proposed use assessed and an estimate of total expenditure, together with the cost and income assumptions used. On this basis, we assess the scope for negotiating the purchase price and list the matters still to be resolved. We also summarise the technical and economic findings for legal counsel; the appointed lawyer develops the contractual arrangements.

How we approach the assignment

Checking the seller's informationAlongside the listing or the seller’s presentation, we request the documents needed for the decision: available title and technical information, drawings, previous permissions and assessments.

We record how you intend to use the property and the funds available to you. We first examine the questions that may determine whether it is worth continuing to prepare the transaction.

Negotiating terms and next stepsWe prioritise the issues identified according to their influence on the purchase.

We indicate what must be resolved before an offer or contract, what requires a change to the price or terms, and where further expertise is needed. We agree a responsible party and a deadline for each task, enabling focused preparation with the lawyer and technical specialists.

Let us discuss your purchase decision.

Identifying the property, providing the seller’s material and briefly describing the intended use give us a starting point for the discussion. Based on the decision deadline and the documents available, we determine what should be checked before an offer is made or a contract is signed.
