Property portfolio review
We assess properties as part of the owner’s overall assets.
The assessment in detail
We recommend which to retain, develop or prepare for sale, and in what order. Alongside expected income, we consider the outlay required, saleability and technical risks. We also examine how concurrent tasks can be funded, particularly where refurbishment causes a temporary loss of income.
Comparable data establish the order of priorities
We use standardised data sheets, a common valuation date and a consistent cost scope.

Alongside income and returns calculated using a common method, we review energy and water consumption, expected repairs, upcoming replacements and known site risks. We distinguish properties generating stable income from buildings requiring urgent intervention and development opportunities that still need investigation. We disclose missing data and uncertainty in estimates, as these also affect the order of interventions and the contingency required.
- Current use, income and costs borne by the owner.
- Technical condition and likely expenditure.
- Opportunities for use and development, and conditions for sale.
- Funding requirements over time and the financial effects of concurrent tasks.
Where to start
For each property, we identify the next step, the assessment required, the estimated outlay and the date for the decision.

In setting priorities, we consider urgent obligations and the funds available at the relevant time as well as the expected outcome. We show what can be deferred in less favourable market conditions and under what conditions a sale could fund another development. For the latter, we use the amount available after costs and outstanding obligations have been settled, rather than the sale price.
How we approach the assignment
A common data sheet for every propertyWe collect the properties' basic data, information on use and income, known obligations and documents on their technical condition.
We identify the sources and reference dates of the data, and what is still missing. This makes clear which conclusions rest on verified information and where further investigation is needed.
A reasoned order of actionsWe turn the recommendations for each property into an order of action for the whole portfolio.
This distinguishes urgent tasks, decisions requiring further investigation and developments that can be scheduled later. We align the priorities with the owner’s objectives and actual financial capacity.
Let’s discuss your property portfolio.
At the initial discussion, we review the composition of the property portfolio, the owner's objectives and forthcoming decisions. We discuss the available data, which properties require a more detailed assessment and what the recommendation should cover to support the decision.
